Pebblebrook Hotel Trust is a US lodging real estate investment trust focused on upper-upscale and luxury hotels. Its portfolio is concentrated in major urban and resort markets, where demand is driven by a mix of business travel, leisure stays, group events, and local food-and-beverage activity. The company owns dozens of hotels across the United States, representing more than 11,000 rooms, and has built a strategy around properties that can benefit from active asset management, renovations, repositioning, and operational improvements.
A defining feature of Pebblebrook is its emphasis on independent and lifestyle hotels. Many of its assets operate without a traditional brand flag, giving the company and its hotel managers more flexibility over design, pricing, restaurant concepts, and guest experience. The portfolio also includes properties affiliated with major global lodging brands such as Marriott, Hilton, Hyatt, and InterContinental, which can provide access to loyalty programs and distribution networks.
Pebblebrook expanded significantly through its 2018 acquisition of LaSalle Hotel Properties, a transaction that added a large collection of high-quality US hotels. Since then, management has reshaped the combined portfolio through selected asset sales and reinvestment in properties it views as better aligned with long-term growth prospects.
As a hotel REIT, Pebblebrook’s performance is closely tied to travel trends, room rates, occupancy, labor costs, and capital spending requirements. Its revenue is more cyclical than that of many other real estate categories, but the company’s focus on premium locations and distinctive hotels gives it exposure to markets where pricing power can improve when travel demand is strong.
