STAG Industrial, Inc. is a real estate investment trust that owns and operates industrial properties across the United States. The company focuses primarily on single-tenant warehouses, distribution facilities, light manufacturing buildings, and related logistics assets that are leased to businesses in a wide range of industries.
STAG’s strategy is built around acquiring functional industrial properties in established markets where tenant demand, replacement cost, and lease economics can support attractive long-term returns. Rather than concentrating only on the largest coastal logistics hubs, the company has historically invested across a broad mix of U.S. markets, including many Midwestern and Eastern cities. This approach gives it exposure to regional distribution networks, domestic manufacturing, and supply chain activity outside the most expensive gateway markets.
As a landlord, STAG generates most of its revenue from rent paid under leases with corporate tenants. Its portfolio is diversified by tenant, industry, geography, and lease maturity, although many assets are occupied by a single user. Single-tenant industrial buildings can offer efficient operations and durable cash flows, but they also require disciplined leasing and credit management when tenants move out or leases expire.
The company grows through acquisitions, asset management, development opportunities, and rent increases embedded in lease structures. It benefits from broader demand for warehouse and logistics space linked to e-commerce, inventory management, third-party logistics, and the modernization of supply chains.
As a REIT, STAG is structured to distribute a substantial portion of taxable income to shareholders. Investors typically evaluate the stock through measures such as occupancy, same-store rental growth, acquisition spreads, leverage, funds from operations, and dividend sustainability.
