Regency Centers Corporation is a US real estate investment trust focused on open-air shopping centers, with an emphasis on properties anchored by grocers and other necessity-based retailers. Its centers are designed to serve everyday consumer needs, which gives the portfolio a different risk profile from malls or more discretionary retail real estate. Tenants typically include supermarkets, pharmacies, restaurants, health and wellness providers, banks, off-price retailers, and local service businesses.
The company is one of the largest retail REITs in its category. After completing the acquisition of Urstadt Biddle Properties in 2023, Regency has interests in hundreds of shopping centers totaling more than 58 million square feet of retail space. Its footprint spans major suburban and urban markets across the United States, supported by regional offices that keep leasing, redevelopment, and tenant relationships close to local market conditions. No single market accounts for an outsized share of company net operating income, helping diversify exposure to regional economic cycles.
Regency’s strategy centres on high-quality locations in trade areas with strong demographics and dense populations. A large majority of its properties include a grocery anchor, and grocery tenants represent a meaningful portion of annual base rent. This positioning can support recurring traffic and tenant demand, as shoppers often visit grocery-anchored centers regardless of broader retail trends.
As a REIT, Regency is primarily evaluated on rental income, occupancy, leasing spreads, redevelopment opportunities, balance sheet strength, and dividend sustainability. Its business depends on consumer spending, retailer health, property operating costs, and interest rates, but its focus on essential retail gives it a distinctive place in the public real estate market.
