Rexford Industrial Realty, Inc. is a real estate investment trust that specialises in industrial properties in Southern California. The company owns, operates, and acquires warehouses, distribution facilities, light manufacturing buildings, and other industrial assets in infill locations where available land is limited and replacement supply can be difficult to add.
Rexford’s strategy is built around one of the largest and most supply-constrained industrial markets in the United States. Southern California benefits from proximity to major population centres, the ports of Los Angeles and Long Beach, extensive transportation infrastructure, and a large base of logistics, e-commerce, manufacturing, and service businesses. At the same time, zoning limits, dense urban development, and high land costs create barriers to new construction, which can support occupancy and rent growth when tenant demand is healthy.
The company generates revenue mainly from rental income under leases with tenants that use its properties for storage, distribution, production, and last-mile fulfilment. As a REIT, it is structured to pass a significant portion of taxable income to shareholders through dividends, subject to applicable rules. Its performance is influenced by lease rates, occupancy, tenant retention, property acquisitions, redevelopment opportunities, financing costs, and broader economic conditions affecting goods movement and industrial space demand.
Rexford is distinctive for its concentrated geographic focus rather than a national portfolio. This gives the company deep local market knowledge and targeted exposure to Southern California’s industrial real estate fundamentals, while also making it more dependent on conditions in that single regional market.
