PROLOGIS (PLD)

The modern Prologis was created through the 2011 merger of AMB Property and Prologis Trust, combining two large industrial property platforms. Today, its assets are concentrated in locations that matter for inventory movement, including facilities near large cities, ports, airports, highways, and major distribution corridors. Customers use Prologis buildings for e-commerce fulfilment, retail replenishment, manufacturing support, third-party logistics, and business-to-business distribution.

As a REIT, Prologis earns rental income from its property portfolio and is structured to distribute a significant portion of taxable income to shareholders. The company also operates a strategic capital business, managing about $60 billion of third-party assets. This gives it an additional source of fee income and allows institutional partners to invest alongside Prologis in logistics real estate across regions.

The business is organised across global divisions including the Americas, Europe, Asia, and other Americas markets. Its scale is a key competitive advantage: Prologis can serve multinational tenants across multiple countries, develop new facilities in supply-constrained locations, and use market data from its large footprint to guide leasing and investment decisions.

PLD is closely tied to trends in global trade, supply-chain resilience, e-commerce penetration, inventory strategy, and industrial real estate rents. Its performance also reflects interest rates, property valuations, development costs, and occupancy levels across the logistics sector.
