Fidelity National Financial, Inc. is a US financial services company best known for its position in title insurance and real estate transaction services. Its title operations underwrite policies that protect property buyers and mortgage lenders against losses linked to defects in title, liens, ownership disputes and other issues discovered in a property’s history. The company also provides escrow, closing, recording, trustee sale, reconveyance, home warranty and other services that support residential and commercial real estate transactions.
The title segment is the core of the business and generates revenue from activity in the housing and mortgage markets. Purchase transactions, refinancing volumes, home prices, interest rates and commercial property activity all influence demand for its services. Fidelity National Financial operates through a national platform of title insurance underwriters, direct offices and agency relationships, giving it exposure to property markets across the United States.
The company also reports an F&G segment, which provides insurance and retirement products such as annuities and life insurance solutions. This gives Fidelity National Financial an additional earnings stream beyond title and settlement services, though the company remains closely associated with the real estate closing process. Its corporate and other activities include holding company functions and related investments.
Fidelity National Financial’s role is largely transactional but essential: title insurance and escrow services help buyers, sellers, lenders and agents complete property transfers with legal and financial certainty. That makes the company a significant participant in the infrastructure behind US real estate and mortgage finance.
