Its portfolio is built around convenience stores, gasoline stations, car washes, automotive service sites, tire and battery centers, oil change locations, repair facilities, drive-thru quick-service restaurants, and similar single-tenant assets.
The company’s model is based on owning real estate and leasing it to operators under long-term agreements, typically structured so that tenants are responsible for many property-level expenses. This net lease approach can provide Getty Realty with recurring rental income while reducing direct exposure to day-to-day store operations. Its tenants operate in sectors where location, traffic flow, and convenience are important drivers of demand.
