Franklin BSP Realty Trust, Inc. is a real estate investment trust focused on commercial real estate credit. The company originates, acquires, finances, and manages loans and other debt investments backed primarily by income-producing properties in the United States. Its portfolio is centered on senior mortgage loans, but it may also include mezzanine debt, preferred equity, real estate securities, and assets obtained through foreclosure or loan resolution.
The trust’s business is organized around commercial real estate financing and an agency lending platform. Its reporting segments include the real estate debt business, the agency business, the commercial real estate conduit business, and real estate owned assets. Through these activities, Franklin BSP Realty Trust provides capital to property owners and sponsors while seeking to generate interest income and fee income for shareholders. The agency business gives it exposure to government-sponsored multifamily lending channels, while the conduit and debt businesses support broader commercial property financing.
FBRT operates in a market where performance is heavily linked to credit underwriting, collateral values, property cash flows, and financing conditions. Changes in interest rates can affect both the income earned on floating-rate loans and the cost of the company’s own borrowings.
