Saul Centers, Inc. is a self-managed real estate investment trust that owns, operates, and develops retail and mixed-use properties, primarily in the Washington, D.C. and Baltimore metropolitan areas. The company’s portfolio is concentrated in neighbourhood and community shopping centres, often anchored by grocery stores, pharmacies, or other everyday-needs tenants that draw recurring local traffic.

The REIT’s main business is the ownership and leasing of shopping centres. These properties generate rental income from a mix of national, regional, and local tenants, including supermarkets, restaurants, service providers, fitness operators, and specialty retailers. Because many of its centres serve established suburban communities, Saul Centers is closely linked to local household spending, tenant demand, and the supply of quality retail space in its core Mid-Atlantic markets.

In addition to shopping centres, Saul Centers owns mixed-use properties that combine retail with office and residential components. These assets are particularly relevant in dense or transit-oriented locations where a blend of uses can support higher foot traffic and more diversified income streams. The company’s development and redevelopment activity is an important part of its strategy, allowing it to improve older properties, add density, or reposition assets as market conditions change.

For investors, Saul Centers offers exposure to a regionally focused REIT with a retail-heavy portfolio rather than a broad national property platform. Its performance depends on leasing spreads, occupancy, tenant health, interest rates, development execution, and the economic strength of the Washington, D.C.-Baltimore corridor.
