CHATHAM LODGING TRUST (CLDT)

The trust conducts substantially all of its business through Chatham Lodging, L.P., its operating partnership. As is common in the lodging REIT sector, the company owns hotel real estate while third-party or affiliated hotel management companies handle day-to-day operations under brand standards. Revenue is generated primarily from room sales, with additional contributions from food and beverage, parking, meeting space, and other guest services where available.

Chatham’s focus on extended-stay hotels gives it exposure to travellers who need accommodation for more than a single night, including corporate guests, project-based workers, relocating employees, and families. This segment can offer different demand characteristics from full-service hotels because longer stays may support higher occupancy and lower operating intensity. At the same time, results remain sensitive to business travel, local market conditions, labour costs, interest rates, and broader economic cycles.

As a REIT, Chatham is structured to distribute a significant portion of taxable income to shareholders, subject to regulatory requirements and board decisions. Its investment appeal depends on hotel-level performance, property locations, brand affiliations, balance-sheet management, and the company’s ability to maintain occupancy and room rates across changing travel environments.
