FrontView REIT, Inc. is an internally managed real estate investment trust focused on net-leased outparcel properties. These are typically small, standalone retail or service locations positioned near shopping centers, major roads or other high-traffic commercial areas. The company’s strategy centers on owning properties that benefit from visibility, access and everyday consumer demand.
FrontView leases its properties to a diversified tenant base across service and convenience-oriented categories. Its tenants include restaurants, wireless stores, banks and financial service providers, automotive retailers and dealers, medical and dental offices, pharmacies, convenience stores, gas stations, car washes, home improvement retailers, grocers, professional service providers and general retail operators. This mix is designed to reduce dependence on any single retail format and to emphasize businesses that often rely on physical locations to serve customers.
As a net-lease REIT, FrontView generally structures leases so that tenants are responsible for many property-level costs, such as taxes, insurance and maintenance. This model can provide relatively predictable rental income and lower direct operating responsibility for the landlord, although performance still depends on tenant credit quality, lease terms, occupancy and conditions in the broader real estate and consumer markets.
The company is differentiated by its focus on outparcels rather than large enclosed retail assets or traditional shopping center ownership. Outparcel sites often command strong interest from tenants because they offer prominent frontage, easy vehicle access and proximity to established retail traffic. FrontView’s business is therefore closely linked to demand for well-located neighborhood and roadside commercial real estate.
