The business is organised around three main activities: loans, securities, and real estate. The loans segment is the largest contributor and includes the origination and investment of commercial mortgage loans secured by property types such as office, multifamily, industrial, retail, hospitality, and mixed-use assets. Ladder typically prioritises senior positions in the capital structure, which can help limit credit exposure compared with more junior real estate debt.

Beyond lending, Ladder owns commercial real estate directly, including net lease properties that can generate recurring rental income. It also invests in commercial mortgage-backed securities and other investment-grade securities tied to first mortgage loans on commercial properties. This combination gives the company multiple ways to deploy capital across the real estate cycle.

As a REIT, Ladder is designed to distribute a significant portion of taxable income to shareholders while maintaining access to capital markets. Its internal management structure distinguishes it from externally managed mortgage REITs by keeping investment, underwriting, and asset management functions within the company.
